New York Gallery The Hole Sued Over Back Rent, Accused of Not Paying Artists and Workers

The Hole, a New York gallery founded by Kathy Grayson, is being sued by landlords over alleged unpaid rent at its 312 Bowery and 86 Walker Street locations, according to ARTnews citing a report in The Art Newspaper. A September 25 filing by Bremen House says the gallery’s base rent is nearly $23,000 per month and alleges that as of August 14 it owed nearly $88,000, had paid nearly $51,000, and after additional accruals was short by about $60,000; separate filings by Walker Broadway LLC say the gallery defaulted on Tribeca rent of about $11,500 per month, with claimed arrears of about $124,000 and later a default of nearly $57,000. The filings also cite unpaid real estate taxes for multiple years. Grayson told The Art Newspaper the Bowery rent is current and that arrears for the Tribeca space are being paid down, while artists and staffers alleged late payments and described the Los Angeles expansion—an 8,000-square-foot West Hollywood space opened in February 2022 and apparently last used for a show ending September 2025—as rushed and financially strained.
